Property in Alanya: Real Estate Hotspots in Alanya

Alanya on the Mediterranean Coast is a city resort with a beach famed for its medieval fortress and red tower known as Kuzil Kule which stands 220 metres above the sea and is surrounded by 6 kilometres of walls. With the palm trees that line the central harbour and its cosmopolitan feel, Alanya is the Miami of Turkey.

The landscape of Alanya, which is part of the Antalya district, really sets it apart from other resorts. The land graduates from sea level to the mountains, it is rather like an amphitheatre that faces out to sea. Two long beaches are split by a beautiful headland on which the fortress is set.

The Taurus Mountains provide a stunning backdrop to the golden beaches that stretch to the east and west of the city, several of which have been awarded blue flag status. There are 16 miles of beaches in the Alanya region with Cleopatra to the west and Kekybut to the east arguably the best. Alanya is ideal for water sports enthusiasts and is similar to Kusadasi and Altinkum in that it is a family friendly resort. It boasts ‘Europe's biggest aqua park’ Sealanya which has 15 pools and is great for entertaining the kids.

Alanya has a yacht marina in common with other Turkey property hotspots Bodrum and Altinkum. The marina has 287 berths plus a swimming–pool, tennis courts, yacht club and a fitness centre for the use of marine birth holders.

From Alanya harbour you can take a trip around the harbour or along the coast in one of the traditional Turkish wooden sailing boats known as gulets, also a popular pursuit in Kalkan, Gocek and Fethiye. A lazy day at sea is an ideal way to pass the time and you can also enjoy swim stops in the sparkling Mediterranean waters en-route.

Alanya is divided into two parts the old and new town, the old town has the castle and market place. Alanya city was on the Silk Road. With Alanya you really do get the best of both words and can enjoy all the benefits of a modern town combined with one that boasts historic sites and narrow streets with traditional stone houses.

In August Alanya hosts a folklore festival which draws many visitors to the town. There is much to attract people to Alanya and the surrounding areas. Just 15km east of Alanya is the Dim Cayi valley where you can cool off in stunning countryside and relax as you listen to the soothing waters running by. 30km away from Alanya is the historic harbour of Iotape in Aytap and a site with Roman ruins. Both well worth a visit.

Alanya boasts a number of caves some of which are only accessible by boat. Damlatas cave has an awe inspiring array of multicoloured stalactites and stalagmites. Just outside Gazipasa is Yalandunya cave.

For those with a head for heights there is the opportunity to visit the unspoilt villages on the high plateau in the Taurus Mountains above Alanya and en-route to feast on fresh trout and swim in the Dimcay River.

Rather like Dalaman with its magnificent countryside, Alanya is an ideal destination for walking. You can also go horse riding in the surrounding areas and take in some of the stunning scenery. The golf courses of Belek are accessible from Alanya (100km). For the more adventurous there are activities such as quad biking, jeep safaris, kayaking and para-sailing.

Alanya is a shopper’s paradise where you can buy everything from souvenirs to designer goods. There is a colourful market on a Friday where you can mingle with the locals and practice your bargaining skills.

The town has a lively nightlife with music bars, nightclubs and bars. There are lots of restaurants where you can find a wide range of international cuisine. The harbour has a number of Turkish restaurants were you can enjoy the local fayre. Along the seafront there are plenty of bars, tea-houses, cafes and restaurants – you won’t go hungry in Alanya!

Alanya has traditionally been the holiday resort of choice for German and Scandinavian tourists however it is becoming increasingly popular with both British and Irish holidaymakers who are now also recognising Alanya’s potential as a holiday home location.

Property in Turkey: Property in Alanya

Alanya like Bodrum, Belek, Altinkum and Dalaman is not only a popular holiday resort but a living breathing working town with a population of around 135,000 all-year-round inhabitants. The end of the tourist season does not signal the end of life in Alanya as there is plenty to during winter time in this cosmopolitan city. 10,000 European residents, including a large number of British and Irish people, have made it their home and many more are opting to invest in property in Alanya. Many of those expatriates living permanently in Alanya are retirees drawn by the low cost of living and the mild winter temperatures the area offers.

Shopping facilities are good with several supermarkets including a Tesco (known as Kippa in Turkey) and Carrefour and a weekly Friday market for fresh produce ideal for those essentials for your Turkey property.

Transport links are excellent with bus connections from Alanya to a range of destinations including Istanbul and Belek. At present visitors to Alanya use Antalya airport which is around a 90 minute drive and offers year round flights but the soon to open Gazipasa airport will reduce the journey time to 20 minutes.

There is a wide choice of property in Alanya with something to suit all budgets rather like in Bodrum, with property owners benefiting from the long tourist season in Alanya in terms of rental income. Alanya with its excellent beaches, entertainment and amenities holds great appeal for holidaymakers.

Some of those buying property in the Alanya area opt for hillside developments affording easy access to towns such as Kargicak. The suburb of Oba to the east of the centre has a beach and shopping on the doorstep yet is close to Alanya should you wish to experience the lively nightlife.

The laid back town of Mahmutlar which is along the Eastern Beach and 10km east of Alanya is rapidly growing and is a popular spot for a property in Turkey. Mahmutlar has restaurants and shops plus banks, post-office and other facilities.

The peaceful town of Demirtas is 25km from the centre of Alanya and offers a range of affordable developments. Demirtas has a beautiful beach, magnificent views of the Taurus Mountains and a forest. It is a stunning natural environment and will appeal to those who might also be interested in property in Cesme. There are local shops for those all important essentials for your Turkey property. There is a good public transport service from Dermitas.

8 km west of Alanya is Konakli town which has 29,000 inhabitants and a number of shops, bars and restaurants. Cikcilli is just 1km from Alanya centre. Both Konakli and Cikcilli are growing in popularity with property buyers and the forest and mountains close by are ideal for trekking, cycling and jeep safaris.

It is anticipated that the opening of Gazipaşa Airport, just 20 minutes drive from Alanya city, will boost an already buoyant tourist market and increase demand for quality rental properties in the area. Alanya is a fabulous resort and the ideal location for a property in Turkey be it for holidays or as a permanent residence. There is a large and ever growing expatriate population who have already discovered the benefits of living in this vibrant all-year-round town.
