Letting your Turkey property
If you have very little free time to respond to enquiries and deal with bookings, consider using a letting agent to manage everything. This is especially suitable if you don’t mind who stays in your property or you are not looking to use your Turkey property yourself a great deal.
- How do you pick a good agent? Speak to other owners to see whom they recommend. Ask them how many weeks of bookings per year they would hope to achieve.
- ‘Mystery shop’ the agent to see how many of their properties are still available for the summer. Look at how they advertise their rental properties – does it seem effective? Do they have at least one person full time responsible for property lettings or is it really just a sideline of a sales agent?
- Test the integrity of the agent once you’ve started property letting through one by checking that your vacant weeks really are vacant. You can do this by pretending to be an interested Holidaymaker. This reduces the risk of a disreputable agent cheating you by not declaring all bookings made on your Turkey property.
- If you want to save money on paying agent commissions, be in control of who stays in your Turkey property and have control over when your property is available for your own personal use, you would be best managing your own property lettings.
- When handling your own Turkey property lettings it is very important that you can get back to enquirers straightaway, as they will often have sent emails to several owners at once. The first to get in touch is most likely to secure a booking.
- It is also important to be able to find an individual or company near to your Turkey property who can handle the cleaning, laundry and key holding for you. It is not usually difficult to find a cleaning company, letting agent or caretaker who is happy to work for you without your paying any commission on your bookings.
- Think through the various steps from enquiry to booking to holiday to after-stay as a holidaymaker as well as from your perspective. Work out what the process will involve, costs and time required. Then plan a sensible procedure for handling bookings of your Turkey property.
Nirvana and Holiday Lettings also provide monthly newsletters offering help and advice and of course any special offers to encourage those late bookings of your Turkey property.
